Frequently Asked Questions
Do you work with rentals?
I don’t personally manage or lease rental properties. My focus is on residential and land sales — helping buyers and sellers navigate purchasing or selling homes and land. If you’re looking for a rental, I’m happy to point you toward trusted local property managers who specialize in that.
What areas do you serve?
I primarily serve Haywood County and the surrounding Western North Carolina region — including Waynesville, Canton, Clyde, Maggie Valley, and Bethel. This is home for me, and I love helping others find their place here too. I also assist clients anywhere from Hendersonville to Robbinsville and all areas in between.
What’s the difference between working with a buyer’s agent and a listing agent?
A buyer’s agent helps you find and purchase your next home — representing your best interests every step of the way. A listing agent helps sellers market their property and negotiate the best possible sale terms. I proudly represent both buyers and sellers and customize my approach for each.
I’m a first-time homebuyer — where do I start?
Start with a conversation, not a search! I’ll walk you through every step — from understanding loan options and budgets to touring homes and closing day. My goal is to make the process smooth, educational, and even a little fun.
Why is getting pre-approved important before looking at homes?
Pre-approval helps you know exactly what you can afford and makes your offer stronger when you find “the one.” In today’s market, homes can move fast — having that letter in hand shows sellers you’re serious and ready to move forward.
How do you determine the value of my home?
I complete a Comparative Market Analysis (CMA) that looks at recent sales, active listings, and your home’s unique features. From there, I help you position your home competitively in today’s market.
What can I do to prepare my home for sale?
Simple updates and a little staging can make a big difference! I’ll guide you on where to focus — from curb appeal to decluttering — to help you get top dollar.
